Why do I need an On Construction Energy Performance Certificate?    Bookmark and Share

An On Construction Energy Performance Certificate (EPC) provides information about the energy efficiency of any building under construction or planned construction. It became a law on April 6, 2008 to provide this certificate for every newly built home after that date.

What it means for builders

If you are in the field of constructing buildings or homes, you are probably already working in accordance with the Building Regulations. One of the requirements is for you to provide an energy rating for the new home you are building. The energy performance of the building is assessed by Standard Assessment Procedure.

If the building work involves constructing a separate structure (such as an extension) to an existing dwelling, then you will only be required to provide an EPC if this separate structure uses lighting or heating systems. When the building work is completed, you will be asked by Building Control to tender a notice which shall contain the energy rating of the particular building you have built. This will ensure that your building meet the terms of the Building Regulations. You must also get an EPC from a certified On Construction Energy Assessor on the same date of the notice. The EPC then should be given to the building’s owner and the Building Control should be notified about it. Building Control will then verify and make sure that everything is in order.

Increased Energy Efficiency and Predicted Energy Assessment

On October of 2006, new amendments to the Building Regulations were introduced which effectively increased the energy efficiency level requirement for new homes in England and Wales. These new homes should be built to save on energy, discharge less carbon and provide lower energy bills. The law requires the builders to ensure that all new homes should meet the minimum energy performance level set in the Building Regulations.

For homes that are for sale but are still on the planning stage and haven’t been built yet, the energy efficiency information can be accomplished by means of the Predicted Energy Assessment. This is basically the predicted Standard Assessment Procedure and Environmental Impact rating calculated during the design phase of the homes. This is a way to check if your planned homes will meet the energy saving standards.

Why do I need a Construction EPC?

An EPC provides the property owner and prospective buyers or tenants regarding the energy efficiency of a building or home and ways to improve its energy consumption. The EPC also provides the Environmental Impact rating which shows the calculated carbon dioxide discharge of a home based on its energy usage.

Every EPC includes a Recommendation Report that consists of ways to improve energy usage which will enable you to save on energy and money. The EPC will also provide the rating that can be attained when all the recommendations are implemented.
