Landlords electrical safety certificates London
Serviceteam provide landlords electrical safety reports across London, inside the M25 and Surrey, Sussex, Kent, Hampshire, Berkshire & Hertfordshire.
I'm a landlord. Do I need an electrical certificate?
Technically - no you don't. However, as a landlord, it is important to ensure that all electrical appliances and fittings within the property you rent out are safe.
Unlike Gas Safe regulations, there is no legislation that demands you must have an electrical safety certificate. Having said that, should any electrical fittings or appliances within your rental property cause actual harm to the tenant - you could be held liable. And in the worst case scenario, your tenant could sue you for damages or you might be brought before a court for negligence under the Electrical Equipment (Safety) Regulations 1994.
Also, most estate agents will require documentary evidence of electrical testing before they agree to rent your property. A Periodic Inspection Report (PIR) is the certificate you will require.
We also provide combined gas and electrical safety certificates for landlords, estate agents, letting agents, home owners, tenants, house buyers, house sellers and local authorities.
Issuing electrical safety cerificates
Whether you are a homeowner, someone looking to make a purchase or a landlord who requires an electrical safety certificate, we can provide you with a full electrical inspection and safety certificate - if the installation meets current regulations - of course. |

Periodic Inspection reports (PIR)
Periodic Inspection Reports are electrical inspections on your internal wiring. They are essential to obtain insurance and to comply with legal requirements and licensing purposes in public places such as theatres, pubs, restaurants, clubs and hotels. |

Thank-you so much for managing to repair our cooker. I had another electrician from another company but they didn't seem to have any idea what was wrong with it. Please pass on my thanks to Michael. He has done a great job.

I'm really happy I called Serviceteam. I was panicking because all the lights had gone out. It didn't seem to be a fuse board problem and I had my family over in the evening. But they came out on time, the electrician was friendly and polite and he had it fixed within the hour. A great service.
