EPC - Energy performance certificates

An EPC or Energy performance certificate comes in three flavours.

• Domestic EPC
• Commercial EPC
• New Build EPC

As a landlord or a homeowner you're more likely to need the Domestic EPC also known as a residential EPC.

Landlord's Gas Safety certificates

It is a legal requirement for any landlord to hold a Gas Safety Certificate also known as a CP12, for any rented property that has appliances powered by gas. The certificate needs to be renewed annually and a copy kept for 2 years. This ensures that any gas appliances or flues in the property are operating safely.

Electrical inspection reports

Whether you are a landlord requiring an electrical safety report or a potential homeowner looking for an electrical pre-purchase report, Serviceteam can help. We work with many of the leading estate agents and property letting agencies in London, as well as mnay individual landlords.

All good letting agents will require at least an PIR and maybe even Portable Appliance Testing (PAT) certificate before they agree to rent out your property.
