What is a home buyers pre-purchase electrical inspection?
The clue is in the title! A home buyers pre-purchase electrical inspection is sometimes called a visual electrical inspection. It is a visual survey of a domestic electrical system and a subsequent report. It's a quick and cheap way of identifying any defects, damage or deterioration of the electrical installation and to determine whether it complies with the current BS7671 electrical safety standard. As this type of inspection does not involve any circuit testing, it can't determine whether the installation is completely safe for continued use.
So, why would I want a this type of electrical inspection and report?
If you're thinking about buying a home, you might want to consider a pre-purchase electrical inspection. This quick and relatively cheap report can give you a reasonable indication of the state of the electrical system in the property. And this information can help you to make an better informed decision on whether the electrical system will need repair or upgrading in the near future. You might want to take this into account when making an offer - or not as the case may be!.
Pre-purchase electrical survey & report
This survey and report is most useful for potential home buyers. It can save the expense of a full electrical safety certificate, technically known as a Periodic Inspection Report or (PIR). Producing a PIR is a far more time consuming process and therefore considerably more expensive. As you might not purchase the property, it simply not cost effective to purchase a PIR for this scenario. |
