What is a Periodic Inspection report (PIR)
A Periodic Inspection Report, sometimes called a landlords electrical safety certificate or a PIR is an electrical inspection of your internal wiring. In public places such as theatres, pubs, restaurants, clubs and hotels, this report will enable you to obtain insurance on your property. If you're a Landlord renting property you might want to consider obtaining this certificate.
OK, I'm a landlord. Do I need PIR?
Technically - no you don't. However, from a liability perspective, it is important to ensure that any electrical appliances and fittings within the property you rent out are safe.
However, unlike Gas Safe regulations, there is no current legislation that stipulates that you must be in possession of a PIR or electrical safety certificate. That said, should any electrical fittings or appliances within your rental property cause actual harm to the tenant - you might be held liable. And in the worst case scenario, your tenant could sue you for damages. In the event of a death or serious injury, you might be brought before a court for negligence under the Electrical Equipment (Safety) Regulations 1994.
Most (reputable) estate agents will require documentary evidence of electrical safety and testing before they agree to market your property. A Periodic Inspection Report is the certificate you will require.
